Provide us your name, email address and phone number and the property you are interested in. We will email you a simple one page purchase agreement. You will need to print two copies of the agreement and sign them both.
The Full Cash Sale can then be closed in one of two ways:
First Way: Send both copies of the signed purchase agreement back to us along with the purchase funds in the form of a cashier’s check, or bank wire. For bank wire we will provide you the bank account information. After the funds clear the signed deed to the property, one copy of the purchase agreement signed by us and any document required by the County Recorder will be sent to you. We will record the deed with the county. No closing fees.
Second Way: Send both copies of the signed purchase agreement back to us, we will also sign both. We will hire a title company to close the sale and issue you a title policy. The title company will take care of all the details. The buyer pays for title policy and all closing costs.
In a full cash sale, the entire purchase price is paid during the closing process and the Special Warranty Deed, or deed appropriate in that state, is conveyed to the buyer. The buyer will have full ownership, use and enjoyment, and tax responsibility for the parcel upon completion of the transaction.
